General terms of website use and accommodation booking

Please read these terms carefully before booking. By using the website and/or confirming a reservation you accept them in full.

General provisions

These terms govern the relationship between the Host and the Guest. The Host may occasionally amend the terms; the terms in force at the time of written reservation confirmation apply. Specific rules per accommodation unit (e.g. exact check-in/out, pets, deposit, final cleaning) are stated with the accommodation description and/or in the reservation confirmation and form an integral part of the agreement.

Website use

The website is for information and bookings. We strive to keep data accurate and up to date, but we do not guarantee that every piece of content is completely error-free. Any unlawful use (e.g. unauthorized access) is strictly prohibited. Website content is protected by copyright; any further use is possible only with prior written consent.

Reservation and confirmation

Reservations are accepted via the online form, by email at danijel.maric@gmail.com or by phone at +385 989922303. A reservation is binding when the Host sends a written confirmation and when the advance payment (if required) has been duly paid. The following is required for confirmation: first and last name of the holder, email, phone, number of persons (including children), and desired dates. The Host may refuse a reservation (e.g. due to incorrect information or suspected misuse).

Prices and payment

Prices are expressed in euros (€). If there are additional costs (e.g. final cleaning, tourist tax), they are clearly stated with the accommodation description and/or in the confirmation. Payment schedule (advance payment, deadlines) is specified per accommodation; late payment may lead to cancellation. For international payments, all bank fees are borne by the Guest; the Host must receive the full amount. Security deposit: if applicable, the amount and terms are stated in the confirmation.

Cancellation and changes

Cancellation terms (deadlines and amounts) are defined for each accommodation; please review them before confirmation. Cancellation must be sent in writing to danijel.maric@gmail.com and is considered received when we confirm receipt. Date changes depend on availability; a price difference and/or a reasonable administrative fee may apply. Cancellation by the Host: in case of force majeure or unforeseen circumstances we will offer a reasonable alternative or refund the paid amount for unused services.

Arrival, identification, and guest registration

Check-in and check-out times are indicated per accommodation and/or in the confirmation. Upon arrival, a valid personal ID must be presented for mandatory check-in/out in the eVisitor system (usually within 24 hours). The Host is legally required to register all guests and may therefore request the necessary personal data solely for this purpose.

Use of accommodation and house rules

Accommodation is intended for a peaceful, private stay. Parties and anything that disturbs public order and peace are not allowed. The number of persons must not exceed the registered capacity without prior written consent. Visitors cannot stay overnight unless included in the reservation. House rules (e.g. quiet hours, smoking, pets, pool/wellness, BBQ) are in the property and/or in the accommodation description and are an integral part of the agreement. Safety and children: all facilities are used at your own risk; children must be supervised by adults at all times.

Descriptions, photos, and availability of amenities

Descriptions and photos reflect the accommodation at the time of publication; minor deviations that do not materially change quality are possible. Outdoor amenities (garden, terrace, pool) depend on season and weather. In case of a malfunction, we will act reasonably and fix it within a reasonable time; temporary unavailability of certain amenities does not automatically entitle a price reduction.

Liability and damage

The Guest is liable for damage caused by them or persons for whom they are responsible to the property, equipment, or grounds and must report it immediately. Repair or compensation costs may be covered from the deposit (if any), and any excess damage is paid by the Guest. The Host is not liable for theft or damage to the personal items of the Guest, injuries due to negligence, interruptions of utilities due to force majeure, or common environmental allergens.

Termination for justified reasons

The Host may immediately terminate the agreement without refund and require the Guest to leave the property (typically within 2 hours) if there is: exceeding the maximum number of persons, unauthorized pets, serious violation of house rules, intentional damage, or use contrary to the purpose of rest.

Complaints and consumer grievances

Report issues immediately on site so we can resolve them. Submit written complaints to danijel.maric@gmail.com or by mail to Zagrebacka 6A 52000 Pazin. We will confirm receipt without delay and respond within 15 days from receipt, with a clear response to the complaint. If you are not satisfied, you may contact competent authorities or use alternative dispute resolution (ADR) in Croatia (e.g. mediation).

Force majeure

In case of events beyond reasonable control (e.g. natural disasters, government decisions, major failures, strikes), the parties are not liable for non-performance. We will offer a reasonable solution (e.g. a date change or a partial refund).

Personal data protection (summary)

The Host processes basic personal data of the Guest to perform the agreement and the legal obligation of check-in/out in eVisitor. Data is kept as long as required by regulations. The Guest has GDPR rights (information, access, rectification, erasure, restriction, portability, objection). Governing law and jurisdiction

These terms are governed by the law of the Republic of Croatia. The parties will try to resolve disputes amicably; if not possible, the competent court is the court in the Republic of Croatia according to the Host registered office, in accordance with applicable jurisdiction rules. If the Guest is a consumer, this provision does not limit their statutory rights (e.g. the possibility to bring proceedings before the court of their residence where permitted).
